Our inclusive venue rental pricing includes many things that are add-ons at other venues, including: The use of our indoor or outdoor ceremony options The use of our restored barn with heat and AC All in-house tables, wooden cross-back chairs, tablecloths, and napkins The patio and lawns surrounding the barn Two outdoor fire pit areas with seating An assortment of lawn games for you and your guests to enjoy Oversized whiskey barrel tables On-site Bradstreet Team event manager to run your special day Bartending staff Two separate private dressing suites located right here on the grounds

How many hours are included in our booking?

We only host one event per day. Clients have the entire property to themselves from 10am to as late as 10pm. Clients choose a 5.5-hour span for their ceremony and reception.

Do we need to get insurance?

We require all clients to purchase a one-day liability and liquor liability policy, and we strongly suggest (but don't require) cancellation insurance as well.

Where do most guests stay? Are there hotels in the area?

Most clients book hotel room blocks in Newburyport, which is located 10-15 minutes north of Rowley. Newburyport is a beautiful waterfront town with many restaurants, bars, shops and boutique hotels. There are also a number of Airbnb/VRBO rentals in the area.

Does your caterer source ingredients locally?

Yes! Our caterer Woodland Catering specializes in farm-to-table dining. Woodland will let you know what's in season at the time of your event and help craft a menu featuring the freshest ingredients. Many ingredients for your event will be sourced from the Bradstreet Farm and other Massachusetts farms.

Do you provide an event manager?

Yes, we have a wonderful event management team! Each couple has an event manager, an event coordinator and an operations manager. The event manager will be your main contact during your planning, helping with details like your timeline and room layout. The event manager and coordinator will run your day from start to finish, collaborating with Woodland Catering and your other vendors.

When does your wedding season begin and end?

Our wedding season begins Memorial Day Weekend and ends mid-November. We take a summer break in July.
